The state government has decided to impose one per cent additional ‘Metro surcharge’ on Properties in Mira Bhayander. Therefore, it will hit all the prospective buyers, including houses or flats in the Pradhan Mantri Awas Yojna (Prime Minister’s Housing Scheme). Although, there is a concession on the stamp duty on the houses purchase under this scheme, one per cent GST surcharge will have to be paid.
With this Metro Surcharge, the surcharge on Stamp Duty has become two per cent. The surcharge was implemented from July 31, 2019, and the outstanding recovery will be collected by the people. Due to this, houses in Mira Bhayander become expensive.
The central and state governments have come up with an ambitious plan to give everyone home by 2022. Under this, there is a concession on the stamp duty of 322 sq ft (30 sq m) and 645 sq ft (60 sq m) of houses. In order to make it affordable for ordinary citizens to buy a house, the registration of houses in this scheme is done at only Rs. 1000. However, on that one per cent GST is charged.
Now, the government has added a new ‘Metro surcharge’ on it. Therefore, when registering such houses, citizens will have to pay two per cent surcharge on stamp duty. Importantly, the recovery will be made from July 31, 2019, the Deputy Director said.
Mumbai Metro Line No. 7 Andheri to Dahisar and Mumbai Metro Line No 9 Dahisar to Mira-Bhayandar have been recognized as ambitious urban transport projects here. One per cent of surcharge has been imposed on properties in Mira Bhayander. Already, the provision of six per cent stamp duty and one per cent GST have to be paid on the total cost of the flats.
Schemes by government
Various schemes have been set up by the state government to rid the city away from slums. Through Slum Rehabilitation Authority(SRA), free housing is provided to the slum-dwellers. They are registered on Rs. 100 stamp paper and one per cent registration fee are charged on them as per present valuation. That is also being applied for Metro surcharge. Therefore, housing prices in the SRA and PM housing schemes are also going to rise somewhat.
